Two important factors on which to decide whether to repair or replace the roof

The decision as to whether the roof can be fixed by a repair or it needs a complete replacement is based on two important factors:

  1. The material of which the roof is made up of
  2. The weather condition of the area in which you are residing

Here is a hint as to which material needs to be replaced when:

Cedar

The life span of this roof is almost 20 years. In moist climates it gets mossy however in dry areas it splits and falls apart.

Tile

When you see some broken or cracked tiles, consider it as a sign for replacing the roof. Care should be taken as one should not walk on a roof with cracked tiles as it will result in additional damage. Tile roofs can last up to 100 years, but individual tiles can break. They can be replaced, but only by a specialist.”

Concrete

This roof should never need a replacement.

If you decide to go for a roof replacement, you need to strictly consider the weather condition of your area while choosing the new roofing material. For example, wood and asphalt shingles aren’t especially fire resistant — and this could be a problem if you live near a lot of dry brush and trees. Slate, tile and metal are more expensive materials, but they are a worthwhile investment because of the extra protection they offer against fire. If it snow heavily in your area than a light weight metal roof is the best choice for you.
